Residential Non-Conventional
These loan programs are specifically designed to meet the ever-changing demands and needs of our borrowers individual requirements. These loans require little documentation as to income and are based on the value of the property to be determined by an appraiser of our choice. We are currently financing a wide variety of properties:

Agricultural land, farms, orange groves, nurseries, vacant lots, sub-division financing, single-family homes, Condominiums, Townhouses, Duplexes, Triplexes, and quadraplexes.

Equity lending for all types of properties for individuals, Corporate Owners, Foreign Nationals, Off-shore Corporations, Bad-Credit, No-Credit, Bankruptcies, Foreclosures, Federal Tax Liens, and Judgments.

6 month – 10 year loan terms available. Combinations of amortization and interest-only loan programs or other programs to answer your unique situations.

Commercial Mortgages

Commercial Conventional
These programs are amortized over a 20-25 year term, with maturity of 5, 10 or 15 years. These groupings require documentation as to financial statements, tax-returns, profit & Loss, bank statements and/or rental agreements. Interest rates are extremely competitive and will adjust with Wall Street prime rate. Appraisals and environmental reports are required of all properties. Good credit and verification of assets is a pre-requisite to these loan products. Some Property types we currently finance:

Office Buildings, New Construction, Strip-Malls, Industrial, Warehouses, Gas Stations, Schools, Apartment Buildings, Churches, Restaurants, Free-Standing Buildings, and Condominiums. If you own property, there is a loan program for you.

Commercial Non-Conventional
These loan products are based on the value of property, projected future use, and are designed for persons, corporations, partnerships, that have experienced credit-challenges, inability to verify assets or income, and are designed to tailor the needs of our borrowers. The interest rates on this grouping of loan programs are slightly higher than our conventional commercial rates but are designed to meet the commercial needs of borrowers, whether they be a result of bankruptcy, foreclosure, Federal Tax Liens, Judgments, Property Settlements, Dissolutions of Marriage, Financial Work-Out Programs, Unusual Purchase Agreements, or those cases that are not readily financiable through conventional sources.

Loans Secured by Mortgages [ Hypothecation Loans ]

If you are currently the holder of an existing mortgage which you have received payments from a borrower for a minimum of 90 days, this program is designed to provide a loan to you using the existing mortgage you are currently holding as security. These programs are designed to enable the borrower to raise capital quickly using a long-term mortgage they may have received or taken back as a result of a sale of a property, the settlement of an estate or the dissolution of a marriage, partnerships, corporations.
